    • Qualification and proven knowledge in facilities management, building management, business management or related fields
    • Strong knowledge of current Health & Safety and Environmental Protection legislation
    • 3-5 years’ previous experience in facilities or property management
    • Excellent communication skills (written, verbal) in both English and Romanian
    • Strong computer skills and a proven ability to manage daily activities using various systems. Passionate about reporting and data analysis
    • Knowledge and previous experience with quality management, KPI measurement and Facilities Services SLA’s
    • Budget management, vendor and contract management, and financial analysis knowledge
    • Ability to consider service efficiencies and opportunities for cost savings, and present these to the Facilities Manager as appropriate.
    • Excellent organizational skills and problem-solving abilities
    • Ability to create a shared purpose and team unity
    • Flexibility and ability to listen other people opinions


    • Coordinate the operational delivery of all FM services for assigned sites
    o All services, both soft and hard, should be delivered in accordance with all contracted standards & legislation, as well as company policies and procedures
    o All aspects of the services’ delivery should be continually monitored and reviewed to ensure that the contracts remain within budget and the financial targets within the company business plan are achieved or exceeded
    • Manage the FM suppliers’ performance and drive commercial awareness and contract executions for all vendor contracts in scope
    • Organize the delivery of planned and reactive services, thus ensuring compliance with health and safety regulations, business resilience and fit for purpose solutions
    • Assure building management activities - including but not limited to HVAC, electrical, generator, UPS, water distribution, life safety, fire services, security access control, computer room, space moves, small repairs, etc
    • Create and implement building procedures and performance measures and ensure they are always maintained
    • Review existing operations regularly to reduce costs and improve operational standards, present initiatives and opportunities to Facility Manager
    • Support the Wider Facilities Team and the Facility Manager with insights at site level to enable business decisions and improvements in the site operation
    • Prepare regular reports according to agreed schedules and present the to the Facility Manager or other internal stakeholders as required
    • Act as a Project Manager including determining scope, resources required, planning, selection of vendor and reporting on project status to ensure that all assigned projects are delivered within agreed scope, on time, and within budget, in the most efficient and cost-effective manner without exposing the eMAG to unnecessary risk (refurbishments, new offices, cost savings opportunities, improvements of premises and services provided by landlord)
    • Work in close collaboration with Procurement Department for vendors tendering, contract renewals and contract management
    • Manage the team’s performance and ensure constant development in each team member
    • Build and maintain a strong relationship with all stakeholders, ensuring that the FM services reflect business needs and consider inter-dependencies
    • Supervise & perform budgeting, cost control, resource management and planning for building management related aspect (CAPEX&OPEX spend)
    • Ensure that financial flows and processes are executed to a high level of accuracy
    o Contribute to multi-year spend profile for all commodities
    o Optimize timing of order placement to ensure cost advantage
    o Understand, manage and report on all site costs, monthly forecasts and variance reporting
    o Support the processing of financial transactions
