Financial Specialist

Requirements:

Fluency in English both written and spoken;
Communication and interpersonal skills together with strong presentation skills;
High proficiency in computer and Internet use including Microsoft Office;

Confidence, tact and a persuasive manner.

Responsibilities:

Analysis and management of rental contracts;
Verification of contractual guarantees and notification of tenants for update/extension;
Annual indexation of rents, according to the contractual provisions;
Calculation of the utilities that belong to each tenant and their re-invoicing;
Issuing invoices for tenants (rent invoices, service charge, utilities, guarantee, reconciliation, etc.) from the financial software; Reconciliation of the service charge at the end of the financial year;
Checking the outstanding amounts of the tenants and notifying them to be paid;
Control of the circulation process of cost invoices received from service providers;
Verification and registration of cost invoices in the financial system;
Analysis of operational (OPEX) and investment (CAPEX) budgets;
Daily supervision of the balance of bank accounts (payment of cost invoices and collection of income from tenants);
Preparation of OPs for the payment of cost invoices;
Preparation of financial reports for clients with weekly and monthly frequency;
The introduction of financial data into the financial system and their operation in this system.
