Experience
• Minimum 5 years of experience in project controlling, project finance, financial controlling, or similar role within real estate development, construction, infrastructure, capital-intensive project environments.
• Proven experience in managing and analyzing large project budgets and cash flows.
• Experience in project financial reporting, cash flow reporting, and investor reporting would be considered a strong advantage.
• Experience working with multiple investors, joint ventures, or project financing structures is highly desirable.
Technical Skills
• Strong knowledge of financial controlling, budgeting, forecasting, and cash flow management.
• Advanced understanding of project cash flow planning and funding structures.
• Experience with project profitability analysis and variance analysis.
• Strong understanding of project accounting principles and cost allocation methodologies.
• Advanced Excel skills; experience with ERP systems and financial planning tools is an advantage.

Responsabilitati

Project Financial Management & Controlling
• Monitor and control the financial performance for multiple construction and development projects
• Review, validate, and analyze actual project costs against approved budgets and forecasts.
• Perform detailed variance analysis and identify financial risks, cost overruns, and opportunities for cost optimization.
• Work closely with the Development team to ensure financial transparency throughout the project lifecycle
Cash Flow Planning & Funding Management
• Prepare and maintain detailed project cash flow forecasts, including monthly and long-term projections.
• Monitor project liquidity requirements and funding needs throughout each project phase.
• Analyze cash inflows and outflows to ensure alignment with project schedules and financing arrangements.
• Consolidate cash flow forecasts across multiple projects and investor groups to support overall business planning.
Governance & Process Improvement
• Ensure compliance with approved budgets, internal controls, and financial policies.
• Coordinate and oversee project-related invoice approval processes.
• Support month-end and year-end closing activities related to project accounting, reporting, and cost tracking.
• Continuously improve project controlling, forecasting, reporting and cash flow processes.
• Collaborate closely with Development, Construction, Accounting and Reporting teams to ensure financial transparency and data accuracy.

We are seeking an experienced Project Finance Controller to oversee the financial performance of our development and construction projects. The role combines project controlling, cash flow management, and project performance analysis to ensure that projects are delivered within approved budgets while meeting financial objectives.
The successful candidate will serve as a key business partner to the Development, Construction, and Finance teams, providing financial insights throughout the entire project lifecycle—from acquisition and planning through construction, completion, and investor reporting.
A key focus of the role will be the preparation and continuous monitoring of project costs, cash flows, funding requirements, cost forecasts, and financial performance across multiple projects and investor structures.
