    Experience in managing a team (we had 2 trials with property managers, they both kept being a property manager and not a department manager)
    Have an institutional mindset (budget and paperwork need to be in order at any time) The ambition is to grow the department.
    It is a new department, so growing pains are to be expected and managed, moreover, apart from the ongoing residential and office projects, a new line in SME-units management and Built-to-rent management is to be set-up Commercial approach, both internally with the other management team members as towards clients (both corporate tenants as private individual apartment buyers) Quality oriented.
    We aims always for perfection, overall experience with property management is not good, we are looking to step it up from the current standard in the market, this person needs to represent this. Willing to travel nationwide

    Responsabilitati

    Run the property management department, an entrepreneurial mindset is needed
    Take over the current management of a team of 5 persons (technical director and 4 property managers) in 5 ongoing projects Hire staff as needed
    Prepare and monitor the yearly department budget
    Prepare and monitor (with the property manager) the service charges budget for each project
    Look for new clients, in office, residential and logistics sector (Speedwell but also third party projects)
    Prepare the property management contracts Set up framework agreements with suppliers
    Run tenders for facility management (with the property managers)
    Be involved in the early stage of development to ensure the project is fit for use at completion Address post completion complaints from tenants/buyers
    Look for innovative IT applications to improve the services Look for additional sources of income (advertising, amenities, etc.)
    Report bi-weekly to the top management
